Viewing
Properties. Tired of digging through multiple for
sale lists and sorting out duplicates? We'll do the leg work, keeping
you up-to-date with one consolidated list, including Inns that are listed
on the Multiple Listing (MLS). Some Inns are for sale but are not
listed anywhere at all—the sellers are trying to keep it to
"word-of'mouth." But we've heard about almost every one
that is for sale in Northern California. We will visit each property
with you. We will help you review the financials and other business
details that are very important for a successful Inn. We know how
to read between the lines and can help you get a clear picture
of value.
Write
the Right Offer. We
will help you write the right offer at the right price that will
protect you. We will help you review, evaluate and counter counter-offers.
But most of all, we'll be sure that important business clauses are
a part of your contract, clauses that are specific
to the innkeeping industry and that are essential to ensure a smooth
transition of all business assets—not just the real estate.
Appraisal. Getting a usable
appraisal on a Bed & Breakfast Inn can be a
major challenge. In today's market, a commercial appraisal sometimes
comes in significantly lower than the residential value--making
it difficult to get a lender to work with a buyer. We have worked
with multiple appraisers in the area and we know which ones which
ones best understand the local lodging industry.
Loan. Getting
a loan may be the most difficult step in the buying process. You'll
want to consider residential, commercial, and SBA Loans. Choosing
the correct loan type and presenting the best application, including
a business plan, is a real challenge. We can help you determine
the best type of loan, find the right lender, present your best
profile, and track the process.
Inspections.
Inspecting both the property and the business is critical for your
protection. We can recommend what types of inspections you should
consider and the professionals to help you complete those inspections.
We can help you review and acquire or transfer existing business
permits and licenses. We will review the books and advertising plan
of the Inn.
Beyond the Purchase.
Escrow
closes. Congratulations. Now what? Throughout
the process, we'll help make sure that you have no surprises as
you take over the business. But there is a lot to learn--and we
will help ensure that you are provided with a training plan for
